Window Replacement Policy

Only Retrofit windows are allowed. Windows must meet the Association’s specifications including being rated by an appropriate governmental body or trade agency as dual paned, low emission, and energy efficient. The exterior frame of the Retrofit window must be white. No art glass panels or grilles are to be placed in the glass of the window.
The Owner must use a manufacturer from the list of vendors approved by the Association (which is available from the management company upon request). Work must be performed by a properly licensed and bonded contractor..
All window replacements require the approval of the board pursuant to an Architectural Review Committee Application (ARC). Applications must include a brochure or photo of the proposed window with manufacturer specifications.
If all requirements are met and the Association’s approval is obtained then the homeowner will be entitled to a 50% credit to compensate for the portion of the window that is the Association’s responsibility to maintain and repair (all portions of the window except for glass and screens). The board may in its sole discretion determine the amount of the reimbursement based on what it determines are reasonable and customary costs. Failure to meet the requirements or obtain the Association’s approval may result in rejection of an application for reimbursement and an enforcement action requiring the homeowner to meet the Association’s requirements at the homeowner’s sole expense. Application for reimbursement shall be considered by the Association only with evidence of permits having been obtained from the City of Laguna Niguel (or other governmental authority) and evidence that the work has been completed and signed off by the City or other authority. The application for the credit or reimbursement must include a copy of the Association’s approval of the ARC application and proof of payment for the window and any labor.
Due to the need for control over the Association’s budget, the amount budgeted annually for the 50% reimbursement will not be exceeded. Any applications for reimbursement will be approved on a “first-come first-serve” basis, and once the amount budgeted is reached, any remaining approved applications will be paid in the following year.
