Deck Repairs

The decks at La Vista have seen quite a life and we understand the condition of many of them.  The Board of Directors has approved repairs on all decks at La Vista.  In order to achieve this in a cost effective manner, decks are being done a building at a time in a systematic order.  The program will take a little over a year to complete, possibly even more if we get heavy winter rains.  Please be patient as we work our way around the property.  Also, please remove all personal belongings and keep your pets off of the balcony when your balcony is ready for repairs.  This will help us in keeping on track.
Upgrade Your Balcony to Glass

As we make our way through the community, one option La Vista is offering homeowners is to upgrade the plexi glass panels on the balcony to tempered glass at the homeowners expense of just the glass.  La Vista will install at no cost.  First Service Residential will reach out to you prior to the work beginning on your balcony.  Should you choose not to upgrade to tempered glass, the existing plexi glass will be cleaned and reused.

MNWD Increases Toilet Rebate to $250

The Moulton Niguel Water District has recently increased the rebate for high efficency toilets to up to $250.  This is a great way to change out that old toilet at little to no cost.  High efficency toilets can be purchased at most major hardward stores for as low as $80.  While reducing water usage, your also reducing the largest expense at La Vista...Water!
Water Shut Off Requirements

We all understand that there are times that the water to your unit must be shut off in order to perform repairs or upgrades.  Please remember to follow the water shut off requirements when shutting off the water.  The water shut off request form must be submitted to management before turning off the water in addition to notifying all residents in the building before hand.  Any damage caused by the homeowner to any other unit in the building during a water shut off is the responsibility of the homeowner that shut the water off.
