Annual Meeting and Election

ANNUAL MEETING POSTPONED AGAIN
The annual meeting, originally scheduled for Sept. 12th, was postponed again, due to a lack of quorum. Less than 70 ballots have been submitted, the number needed for quorum.  Please send in your ballot so that quorum can be met and the meeting/election held.  Contact the management company if you need a replacement ballot. 
 
 
Deck Repairs

The Board of Directors is happy to announce that the deck repair project is approximately two-thirds completed.  There are 10 buildings left to be done. Please remember to remove all personal belongings from your balcony/deck and keep pets off the balcony when your balcony is ready for repairs.
 
 
 
Repipe Project

The repiping of Building 8 is almost finished. Building 10 is the next on the list.

Wrought Iron Fence Replacement

The Board has approved a proposal to replace the wrought iron fencing along the front perimeter of the complex.
 
Mandatory Smoke/Carbon Monoxide Forms

Both the repiping and deck repair projects REQUIRE owners to complete a smoke/carbon monoxide form, which the City of Laguna Niguel checks before signing off on a final inspection of the project.  Owners who do not provide the form in a timely manner are subject to fines and potential other costs for delaying the project.  Please be sure to complete and return this form upon receipt.
 
New Monthly Assessment

The monthly assessment will increase to $300 on Sept. 1, 2017.  If you make automatic payments, please update the amount, to avoid late fees and interest.
 
Water Shut Off Requirements

If you need to shut off water to your unit in order to perform repairs/upgrades, you have 2 options.
If your unit has been repiped, simply turn off the shut off valve that was installed in your unit’s utility closet.
If your unit is not yet been repiped, you must submit a water shut off request form to management before turning the water off and also notify all residents in the building beforehand.  Please remember that any damage to any other unit in the building caused by you turning off the water is your responsibility. You can get the water shut off request form in the Documents and Forms section of this website.
 
Smoke & Carbon Monoxide Detectors

Per state law, smoke and carbon monoxide detectors are required on the ceiling or wall outside each separate sleeping area in the immediate vicinity of bedrooms, and smoke detectors are required in each room used for sleeping purposes.   The repipe and balcony deck projects both require inspections from the City of Laguna Niguel, which includes verifying the proper placement of smoke and carbon monoxide detectors in each La Vista unit.  You will be provided with a form to complete and sign that certifies your unit is in compliance.  Please fill out the form and return it to the management company.

Holiday Decorations
Thursday, October 12th to Monday, January 15th
The holiday season is fast approaching.  Decorations may be placed 30 days prior to any holiday and must be removed 15 days following the holiday.  Decorations may not be installed using any penetrating type of attachment to the exterior of the unit.
